What counts as a plumbing emergency

Water where it should not be, sewage coming up, or a leak you cannot stop.

A burst pipe in a wall or under a floor, a geyser leaking through the ceiling, sewage coming up into a shower or an outside gully, and a leak you cannot isolate are emergencies. They get worse by the hour, and the damage, not the plumbing, is usually the expensive part.

Other faults feel urgent but can wait for a normal booking once the water is off: a dripping tap, a drain that is slow but still draining, a geyser that has stopped heating but is not leaking. Closing the right valve turns most emergencies into the second kind.

If the whole street is dry, ask a neighbour before calling anyone. An outage is Buffalo City's to fix, not your plumbing, although it is worth switching the geyser off at the board until the water is back.

Why East London's emergencies often start when the water comes back

Outages, bursts on old trunk mains, and the surge when the supply returns.

Water cuts are common enough in East London that most households know the routine. In August 2025 a major burst on a main pipeline from the Umzonyana treatment works cut the flow into reservoirs serving Amalinda, Vincent, Beacon Bay and Gonubie. In January 2026 a leak on a 600 mm trunk main left Vincent Reservoir at critical levels, and Nahoon Valley Park, Dorchester Heights, Bonnie Doon, Nahoon, Vincent and Bunkers Hill were warned of outages. In July 2026 Gonubie went days without water.

When the water comes back it pushes air ahead of it, and the pressure in the pipes swings before it settles. A tired joint, a geyser valve or a corroded fitting that held at normal pressure can let go in that first hour. That is why an outage is so often followed by a burst nobody saw coming, inside a ceiling or under a floor.

After the January 2022 floods the metro went further and cut supply every night, from 22h00 to 04h00, so that reservoirs serving high-lying areas could refill. A house on that kind of schedule drains and refills its pipes every day, and every refill is another surge.

There is a second reason to move quickly. Under Buffalo City's water by-law, a leak on your side of the connection is your responsibility, and the metro may give as little as three days' notice before repairing it itself and billing you. Water running to waste is also charged on a tariff where each kilolitre costs more the more you use, up to R68.78 a kilolitre above 30 kl in 2025/26.

After an outage, keep the stopcock within reach for the first hour the water is back. If a weak joint is going to give, that is when it is most likely to.

    The first job on site is stopping the damage: isolating the leak, making the electrics safe, containing sewage. The permanent repair is priced separately, in writing, once everything is safe.

  • The after-hours rate before anyone drives

    If it is after hours, you hear the rate before we set off, and decide with the number in front of you.

  • An honest time

    You are told when someone can realistically be with you. If that is not soon enough, you know straight away and can make another plan.

How much does an emergency plumber cost in East London?

Published East London guides put after-hours and weekend call-outs at roughly R670 to R1,290, against about R250 to R490 in working hours, and emergency labour at about R600 to R1,300 an hour. Our after-hours rate is given before anyone drives out.

Where is my stopcock?

Usually beside the water meter, at the front boundary or under a small cover in the pavement. Some older houses have a second one where the main pipe enters the house. Turn it clockwise to close. If it is seized, do not force it with a tool: a broken stopcock is worse than a stuck one. Say so on the form.

My geyser has burst. What do I do?

Switch the geyser off at the electrical board first. Then close the cold-water isolating valve on the pipe going into the geyser and open a hot tap to release the pressure. Put a container under the drip and move what you can from below it. Then send the form and choose Emergency. Geyser repair explains what usually fails.

Is a blocked toilet an emergency?

If it is the only toilet, or sewage is coming up into a shower, bath or outside gully, yes. When water rises in more than one fitting at once, the blockage is further down the line and needs a drain machine rather than a plunger. See blocked drains.

Can you come out at night or over a weekend?

The form takes requests at any hour. You are told honestly when someone can be with you, and the after-hours rate if it applies, so you can decide.

Will my insurance pay for a burst pipe or geyser?

That depends on your policy. What we can do is document it: photographs of the damage and the failed part, and the cause of failure in writing. Insurers can reject a geyser claim when the installation does not comply, so we photograph the installation before we touch it.

Do you fix the ceiling and floor damage too?

We repair the plumbing and make the area safe. Ceilings, paint and flooring are work for a builder or your insurer's assessor to quote; our photographs and notes help them do it.
