Why plumbing fails the way it does in East London

A coastal city on a stretched water network. Three numbers explain a lot of what goes wrong.

Most of the city's water comes from Bridle Drift Dam through the Umzonyana treatment works, which dates from the 1920s and supplies about 80% of the urban area. The trunk mains that carry it into town were already more than 50 years old in 2017, when a burst on them left suburbs from Vincent to Gonubie without water or with low pressure. A burst in August 2025 and a major leak in January 2026 did the same, the second leaving Vincent Reservoir at critical levels.

Every outage empties the pipes and every reconnection refills them, with air and a pressure surge behind the returning water. That is hard on geyser valves, ball valves and old joints, which is why a leak often shows itself the day the water comes back. Add salt air that eats steel near the beach, and a billing system where a hidden leak can run for months, and you have the three problems this site is built around: pressure, geysers and leaks you cannot see.

How much does a plumber cost in East London?

Is the leak mine or the municipality's?

Under Buffalo City's water by-law, a leak on your side of the connection is yours to repair, and the metro can give as little as three days' notice to fix it before doing it itself and billing you. A leak in the street or before your meter is the municipality's: report it to Buffalo City. If you are not sure which side it is on, leak detection settles it.

Do you handle insurance work for burst geysers?

Yes. You get the repair or replacement and the paperwork insurers ask for: the cause of failure, photographs, the old parts if the assessor wants to see them, and a certificate of compliance on a replacement. The claim itself stays between you and your insurer. Nationally, geysers account for about 27% of home insurance claims.

Who is allowed to replace a geyser in East London?

Buffalo City's by-law says only a registered plumber, or someone working under one, may replace a geyser or its safety valves. The Plumbing Industry Registration Board expects a Plumbing Certificate of Compliance on that work. Ask for the certificate on any geyser replacement, whoever does it.

Why do my pipes bang and splutter after a water outage?

Air trapped in the pipes is pushed out by the returning water. Open a cold tap at the lowest point of the house and let it run until the flow is smooth. If the banging carries on after the air is out, the cause is usually a valve or pressure problem, which water pressure repairs covers.

Do you work for businesses and body corporates?

Yes: shops, offices, restaurants, guest houses and sectional-title complexes. The by-law adds work homes do not have, such as yearly servicing of backflow preventers and grease traps for kitchens. See commercial plumbing.
