Plumbing for premises that cannot close

Commercial plumbing is the same work with less room for downtime: a blocked kitchen drain in the middle of service, a burst in a ceiling above a tenant, a bank of geysers for guest rooms, washrooms a business is judged on. Work is planned around trading hours where it can be, and urgent work is made safe first.

For body corporates and managing agents, the job is often the shared parts of a complex: the main supply, drains under common property, meters and sub-meters, and the geyser in one unit that leaks into the unit below.

Duties Buffalo City places on commercial premises, and why they matter more here.

Backflow. Every commercial and industrial supply pipe in Buffalo City must have an approved device upstream of the meter to stop water flowing back into the main, and the same applies to separate fire connections. Where the risk calls for it, the protection has to be an air gap, a reduced-pressure backflow preventer or a double-check backflow preventer, and the owner must have such a preventer inspected and serviced at least once every twelve months, at their own cost.

Fat and effluent. A grease trap is required wherever grease, oil or fat is likely to obstruct the sewers, and nobody may let it build up in traps and fittings. Discharging industrial effluent into the sewer needs the municipality's written permission first.

Who may do the work. The by-law defines a registered plumber as one registered with the SAQCC for the water supply industry and approved by the municipality, reserves installation work and backflow servicing for registered plumbers, and makes it an offence to engage anyone else for that work.

Why it matters more here. Buffalo City's sewers are under strain. The metro runs 95 sewage pump stations, and in the 2025 Green Drop assessment it was the only metro with a critical overall score, 26%. Fat from an unserviced grease trap, or a downpipe connected to the sewer, adds to the overflows that have closed Nahoon Beach again and again.

If your premises has a backflow preventer, find the date it was last serviced. If there is no record in the last twelve months, the by-law says it is due.

How is commercial plumbing priced?

Repairs are priced like any call-out, with labour by the hour once the cause is known; national guides put plumbing labour at about R450 to R850 an hour. Planned work and maintenance are quoted as a written scope, so you know the cost before booking it.

Does my business need a backflow preventer?

Buffalo City's by-law requires an approved backflow-prevention device upstream of the meter on every commercial and industrial supply pipe, and on separate fire connections.

How often must a backflow preventer be serviced?

At least once every twelve months, at the owner's cost, for reduced-pressure and double-check backflow preventers. Keep the service record; it is the evidence that it was done.

Do restaurants in East London need a grease trap?

Where grease, oil or fat is likely to obstruct the sewers, the by-law requires one, and it must be maintained so fat does not build up. A kitchen without one, or with one that is never emptied, is where blocked drains in service come from.

Can you work outside trading hours?
